KEY FINDINGS

MSI estimate that the value of the UK market for integrated facilities management increased significantly between 1997 and 2001. Indeed, MSI believe that the market increased by 115 percent during the review period, reaching a value of £4.5 billion (€7.2 billion) in 2001.
MSI believe that the largest sector of the integrated facilities management market in the UK is accounted for by the public sector, which represented some 57 percent of the total contract value in 2001, compared with 59 percent in 2000. MSI forecast that the proportional importance of the public sector integrated facilities management market will fall considerably in the five-year period to 2006.
There are a number of important factors affecting demand for integrated facilities management, including the state of the UK economy, government policy and legislation, availability of human resources, customer awareness and business structures.
MSI believe that it will be increasingly important to take a holistic approach to integrated service provision, including both the facilities management company's and the client's skills and experience in the development of integrated facilities management contracts. The planning process of increasingly complex contracts must see the enactment of strategic partnerships between all parties affected.
MSI believe that there have been a number of new entrants into the UK market for integrated facilities management during the review period. An increasing number of construction companies are moving into the integrated facilities management market to enhance market image and improve capitalisation. John Mowlem & Company's acquisition of the Aqumen Group is just one example of this trend as, indeed, is the £85 million (€137 million) bid by Alfred McAlpine, the infrastructure services group, for the facilities management services provider, Stiell.
The market for integrated facilities management continues to be dependent on the traditionally outsourced services such as ancillary support and mechanical and engineering services. However, MSI believe that the proportional importance of these services will decrease from 73 percent in 2002 to 70 percent of the total value in 2006. Furthermore, strategic management services will account for 8 percent of the total contract value in 2006, compared with 5 percent in 2002. The following diagram illustrates the development of the UK integrated facilities management market, by type of service, between 1997 and 2006
