EXECUTIVE SUMMARY

MARKET VALUE

The market for security and fire protection products and services in the UK is estimated at £4.89bn for 1999, rising to £5.06bn in 2000. This is the value at end-user prices, allowing for any installation and maintenance costs of equipment. The overall market has been showing growth for several years, although the performance of the various market sectors varies.

MARKET SECTORS

Manned security services account for 39 percent of the market, or an estimated £1.95bn in 2000. The sector is continuing to show growth, despite the competition from electronic security services.

Manned security includes manned guarding, cash services and custodial services and all of these are showing growth. Recent legislation on pay and hours of work, combined with labour shortages in some parts of the country, are causing wages to rise faster than usual, putting up the costs for customers. On top of this cost inflation, there appears to be real growth in the volume of demand.

Electronic security, worth an estimated £1.35bn in 2000, accounts for 27 percent of the total market. This has been the most dynamic sector until recently but falling prices of closed circuit television (CCTV) equipment and maturity in the alarms sector have held back growth in the value of the sector between 1995 and 2000. There is very strong volume growth in access control and in the number of CCTV installations. Electronic security includes intruder alarms, access control, CCTV, electronic article surveillance (EAS) and personal security, plus integration of systems and some other, niche electronics sectors. There is growth in demand for remote monitoring of alarms and CCTV systems.

Physical security products account for 11 percent of the market, or an estimated £552m in 2000. They include locks, safes as well as many other products, such as grilles, screens, security fences and door chains. Physical security is a very mature sector, depending heavily on building activity and house moves, although there is considerable scope for upgrading. The market sector is showing only slight growth at current prices.

Vehicle security products account for 7 percent of the market and an estimated £324m in 2000. This sector has been showing quite strong growth, due to growth in UK vehicle production and new car registrations in recent years. However, this trend appears to be coming to an end and Key Note expects the vehicle security market to have fallen slightly in 2000. Tracker systems present the best opportunities for the sector.

Fire protection has been showing strong growth recently, at least in terms of current prices. Fire protection accounts for 16 percent of the market covered by this report and is valued by Key Note at £877m for 2000. Fire protection breaks down into detection and alarm systems, extinguishing systems (fixed and portable) and the products used to fill them, and other equipment, which is mainly hoses. The ongoing costs of maintenance account for about half the value of the sector.

Table 1 shows the percentage growth each year for the security and fire protection market as a whole and for each of the five main sectors.

CONSUMER RESEARCH

In October 2000, Key Note commissioned BMRB Access to carry out a survey of consumers on their ownership of 12 different kinds of security and fire protection products, and their purchasing of various products over the last 12 months.

81 percent of those surveyed had security locks on their windows. Comparison with previous surveys showed that use has increased considerably in recent years. Another high growth sector has been time- or light-sensitive indoor lights. 38 percent of consumers said they had these in 2000. The percentage of people who said they had a mortice or deadlock on the front door decreased in 2000, to 75 percent. Ownership of smoke detectors has reached 82 percent and 15 percent of those surveyed said they had bought one in the last 12 months. 17 percent of consumers had a fire blanket in the home and 35 percent had an extinguisher.

SUPPLY

The market still supports several thousand firms, however Key Note estimates that around 50 percent of the UK market is in the hands of 12 large corporate groups.

In November 2000, Williams PLC finalised a demerger into two separate, publicly quoted, international groups. Chubb Security PLC is to concentrate on security services and Kidde PLC is to concentrate on fire protection. During the year, Williams sold its safemaking and lock manufacturing activities. This is a very major change to the UK competitive scene and means the world famous Chubb locks and safes businesses now belong to two Swedish groups, respectively Assa Abloy AB and Gunnebo AB.

Concentration is taking place among the manned guarding companies, which are still thought to number around 2,250. The top five account for about half of the UK market. In fire protection also, a relatively few large companies dominate the market. The electronic security sector is very fragmented, with a great many manufacturers, distributors and installers.

FUTURE PROSPECTS

Key Note predicts the market will keep growing, although not as fast as in recent years. One reason for the slowdown in growth is that a slight decrease is expected for new building output. Other factors slowing the growth are the maturity of the intruder alarm sector, the depressed prices for CCTV equipment and the possible downturn in the car industry and market. For the period from 2000 to 2005, Key Note expects overall market growth at constant prices of 12.2 percent. In current price terms, growth could be twice that amount.

There are very many opportunities ahead for security and fire protection products and services. Among the products and services expected to show growth in the next 5 years are asset tagging systems, biometric access control, EAS source tagging, alarm verification, remote CCTV monitoring, integrated systems and radio frequency identification tags. Fire protection as a whole and access control systems are both expected to continue to show growth.
