EXECUTIVE SUMMARY

The public house (pub) is still the most important type of outlet in the UK for drinking or eating out, but the sector has been convulsed by frequent changes of ownership over the last 10 years. In particular, the traditional owners of most pubs, the brewers, have withdrawn from owning pubs on a massive scale.

Generally, there has been no shortage of takers to buy the thousands of pubs that used to be tied to brewers (either as 'tenanted' properties or the more closely 'managed' pubs). However, some closures have been inevitable and the number of pubs, in Key Note's definition, has fallen from 54,000, in 1990, to 49,500, in 2001. Part of this decline, however, is due to the conversion of many traditional pubs to other types of fully licensed drinks outlets (of which the UK has 86,500 in total). Including café-bars, brasseries, sports bars and wine bars, the new types of bar reflect a younger customer base, particularly in cities, and a demand for more modern, fashionable outlets in which to drink and socialise.

Pub turnover is estimated at £14.7bn for 2000, approaching an annual average of £300,000 per pub. Alcoholic drinks account for 80 percent of turnover, but food and non-alcoholic drink sales have risen to take a 16.9 percent share as more pubs become 'food pubs'. Although beer still accounts for 75 percent of the drinks revenue in pubs, brewers now own less than 25 percent of the UK's pubs. Multiple pub-owning 'pub companies' have become accountable for over 40 percent of the ownership. This still leaves 36 percent of the pubs in independent control by free house operators.

At the beginning of 2001, the leading owners are pub companies and venture capital companies — such as Punch Taverns Group Ltd (5,150 pubs), Nomura (4,000 UK pubs), Enterprise Inns PLC (2,600) and Pubmaster Ltd (2,000), although brewers still own many of the tightly controlled, and often branded, pub chains. The rankings are set to change significantly during 2001, however, with over 7,000 pubs likely to change hands as several of the former major players reorganise themselves.
