Executive Summary
| The UK market for industrial and commercial doors is valued at around £386m in 2003. The market is heavily influenced by levels of commercial and industrial new build and refurbishment, with this contributing to steady growth during the latter part of the 1990s and into 2000. More recently growth has slowed as, while the retail and entertainment sectors have benefited from the boom in consumer spending, new office developments have been adversely affected by an oversupply of office space, particularly in London and the South East. The manufacturing sector has been in recession for some time, largely due to the strength of Sterling, and this has impacted upon the industrial doors sector. |
| However, modest sales growth has been achieved through demand from application areas such as warehousing, distribution and loading bay areas for retail outlets and leisure facilities. Key growth areas over the last few years have been in the education and health sectors which have benefited from the present governments commitment to significantly improving facilities in the short term. |
| Growth in value terms has been constrained by price competition, particularly in sectors such as roller shutters, where the barriers to market entry are low. However, there has been some growth in niche sectors, and a trend, for example, towards complete doorsets, enabling manufacturers to add value. Furthermore, legislation relating to energy-efficiency has led to growing sales of insulated products and those offering energy-saving benefits such as automatic personnel doors and high speed industrial doors. While the Disability Discrimination Act relating to access to public buildings, due to come into force in October 2004, has had some impact on specification for new build, as well as influencing some retrofits, a significant number of businesses currently do not comply, albeit leaving considerable potential for retrofits in the medium term. |
| Over the next few years, the market is expected to exhibit only modest levels of growth, with further interest rate rises likely to impact on consumer and business confidence, and in turn having a negative impact on construction in the commercial and industrial sectors. The market will however continue to be supported to some extent from increased levels of investment in health and education, as well as some improvement in the manufacturing sector as the worldwide economy starts to recover. |
| Within this report's definition, the personnel doors sector is estimated at £230m MSP and accounts for around 60% of the market. This sector incorporates timber doors, hinged steel doors, aluminium framed manual entrance doors and automated pedestrian doors. In volume terms, timber doors represent the largest sector, however usage is largely for internal applications, with external usage declining in favour of steel and aluminium, which offer greater durability and reduced maintenance. Aluminium is the predominant material for commercial entrance doors, with automated pedestrian doors now taking the largest share in value terms influenced by their higher unit costs, as well as the influence of legislation relating to energy-efficiency and access for the disabled. |
| Overall, this sector has exhibited good growth over the last few years, influenced by significant levels of new build and refurbishment in key end use sectors such as retail, entertainment, healthcare and education. The sector has also benefited from the trend towards more expensive pre-fabricated doorsets and automatic entrance doors. Over the next few years, growth is likely to be constrained by a downturn in commercial construction generally, although the sector will continue to be supported by increased investment in hospitals and schools. |
| The 'industrial' doors sector is estimated at around £156m, and covers sectional overhead doors, high-speed doors, roller shutters, sliding & folding doors and flexible doors, taking around 40% of the overall market. Rolling shutters represent the largest overall sector although they have lost some market share due to reduced levels of investment in key end use sectors such as manufacturing, and have seen some fiercely competitive pricing. Sectional overhead doors also represent a major sector, as do high speed doors, a sector which has demonstrated rapid growth in recent years influenced by the growing emphasis on energy efficiency. Overall, the sector has demonstrated moderate growth in recent years supported by demand from key application areas such as warehousing, distribution, loading bays in commercial applications, and hospitals. The outlook is for modest growth in the short to medium term, due to some improvement in the manufacturing sector and continuing demand from hospitals and schools. |
| The supply of timber doors is mainly accounted for by UK specialist timber door manufacturers and joinery companies. The largest UK manufacturer and supplier of timber doors to the commercial sector is LS Leaderflush & Shapland, followed by IBC Bridgman and FR Shadbolt. The steel doors sector is highly fragmented with most of the larger manufacturers and distributors operating in this sector. In addition, there are other companies with niche areas of core activity such as security products and fire protection products such as steel fire doors, e.g. Wormald. |
| The automated pedestrian doors sector is dominated by foreign-owned suppliers. Among the leading companies in this sector are Kaba Door Systems, Besam, Dorma, Boon Edam and IR Dor-O-Matic. The aluminium framed doors sector supply chain is more complex as it typically comprises aluminium framed glazing systems companies and fabricators/installers. Among leading systems companies offering commercial entrance door systems are Kawneer, Sapa Building Products, Senior Aluminium Systems and Universal Architectural Components. |
| The supply structure in the 'industrial' doors sector is wide ranging, with a few larger companies typically offering a broad range of products at one end of the scale, whilst at the other end there are a larger number of small companies - many with turnovers of less than £1m - typically supplying just one or two product types. Many of the larger suppliers are subsidiaries of foreign parent companies including Crawford Amber, Stertil Stokvis, Konematic Bolton Brady, Hormann and Wormald. Other major suppliers include Envirodoor, Bolton Gate, Ascot Industrial and Booth Industries. |
