This is the first edition of the UK Window and Door Fabricators' Market, the aim of which is to provide coverage and analysis of trends in the UK windows and doors market from the fabricators' perspective. All values are given at trade prices, equivalent to fully glazed/pre-installation levels, although of course this is not the standard measure used in evaluating market sizes. There are several limitations in assessing the market this way, mainly the difficulties in translating values for the various commercial glazing product sectors from installed prices to trade prices. While residential doors and windows are relatively standard products, supplied in large volumes at comparable prices, commercial glazing products are less standardised. In particular, the atrium glazing and curtain wall markets are more volatile than most other product sectors, characterised by relatively fewer but higher value contracts carried out over periods of up to 2 years. Size and input mixes vary from job to job and so therefore we can only estimate average mixes between labour, materials and other factors in establishing trade price equivalents.

The other main limitation in attempting to provide an overall market view is that the residential and non-domestic doors and windows markets are largely mutually exclusive. That is, the various product types and fabricators are, to varying extents, exclusive to either the residential or non-residential markets. For example, around 95 percent of conservatories are used for residential applications and around 90 percent of curtain wall is used on commercial and industrial projects.

Bearing in mind these limitations we estimate that, at trade prices, the windows and doors fabrication market grew by 6 percent in 2000 to around £3bn. As the chart below illustrates, this represents a slowing down in the average growth rate, which is expected to continue over the next three years.

Up until the turn of the Millennium, the overall growth rate has largely been fuelled by strong performances in the domestic conservatory, curtain wall, roof glazing and commercial windows sectors. While the non-domestic market has been relatively buoyant in recent years - underpinned by high levels of construction output in the commercial office, leisure, transport and retail markets - this has partly been offset by low growth rates in the domestic replacement and housebuilding sectors.

In particular, the residential windows and doors markets - with estimated shares by value of 37 percent and 14 percent respectively - have been almost static during the last few years, although volumes have been relatively steady. A key problem has been pressure on prices throughout the distribution chain, particularly for PVC-U, underpinned by intense levels of competition and over-capacity, especially within the direct sell market. In the residential windows and doors markets, prospects for fabricators are becoming increasingly limited as the replacement sector is very mature, especially in the homeowning sector. The newbuild market is small by comparison, and so any upturn in the housebuilding market is unlikely to offset growing pressure on the replacement sector.

In the non-domestic market the main area for growth potential is expected to come from the public sector, following the Government's declared commitment to pledge more funds into upgrading the stock of the UK's secondary schools and NHS hospitals. In the NHS sector, a significant proportion of funding is coming from the Private Finance Initiative. Although a number of new acute hospitals have been earmarked for development, there are also a substantial number of refurbishment projects due to come on stream over the next several years. This is expected to generate increase demand for aluminium and PVC-U commercial windows and low-rise curtain wall. Other end-user sectors still expected to provide opportunities for the windows industry is the commercial office market, as a number of high-rise buildings and business park developments are due to come on-stream over the next few years. This should stimulate some demand for aluminium-framed commercial windows and high-rise curtain wall.

However, overall growth opportunities within the non-domestic sector are likely to be offset to an extent by the slowdown in retail and leisure construction, thereby impacting on demand for ground floor treatments, low-rise curtain wall and mall glazing. In the transport sector, Railtrack's station upgrade programme is nearing completion, which is likely to have an impact on demand for roof glazing and ground floor treatments. Similarly, the shells of many airport terminal extension schemes have also been completed, and may similarly affect demand for ground floor treatments and low-rise curtain wall.

The supply sector is highly diverse as it comprises vertically integrated retail glazing companies, PVC-U systems trade fabricators and fabricator/installers, aluminium systems fabricator/installers, bespoke glazing contractors, composite door manufacturers, commercial glazed door manufacturers, rooflight manufacturers, steel window manufacturers and major joinery companies.

The overall doors and windows market is highly fragmented, comprising several sectors that are largely mutually exclusive to one another. Therefore, establishing overall market share serves little purpose. The retail glazing sector is itself very fragmented with the leading 7 suppliers only having a combined market share of around 30 percent, led by Anglian and Latium. The PVC-U trade fabrication is, too, highly fragmented, with leading players such as Speed frame, Griffin Windows, Coastal and Corby having shares of 1-3 percent of the domestic doors and windows markets. As has been widely reported in the trade press, the growing number of 'super-fabricators' is leading to gradual consolidation, as is the fact that a number of smaller fabricators are withdrawing from manufacture to focus on installation.

The aluminium fabrication industry is largely focused on the non-domestic market, as the use of aluminium in the domestic sector has rapidly lost share to PVC-U alternatives. In recent years, this sector has been marked by a large loss of capacity with around 10 major players no longer in operation. As with the PVC-U/domestic market, there are no dominant companies in this sector, with only Solaglas reporting an annual turnover of £20m+, while the next rank of companies recently generating turnovers in the range £12-15m. these include AC Yule, Parry Bowen, Dane Group, SLW, CAP Aluminium and Charles Henshaw.

The other key supplier sector is the joinery industry, largely selling timber windows and doors to the builders merchants and DIY markets, although the leading players have diversified into PVC-U and composite materials as demand for timber products has declined. Key suppliers are Magnet, Jeld-wen UK, Premdor Crosby and Dale Joinery.

Among other key suppliers include bespoke curtain wall contractors e.g. Permasteelisa and suppliers that do not fall into any particular category e.g. Cestrum and Ellbee, both of which mainly supply ready-made PVC-U doors and windows for the DIY market.
